1. Agreement

These Terms & Conditions ("Terms") govern your use of the itsreadyco.com website and the services provided by Ready Co, a DBA of Harrison Building Co LLC, a Texas limited liability company ("Ready Co," "we," "us," or "our"). By using our website, submitting a quote request, or engaging our services, you agree to these Terms.

2. Services

Ready Co provides residential make-ready services to prepare homes for sale, lease, or owner occupancy. Our services may include, but are not limited to: interior and exterior painting, flooring installation and replacement, lighting and fixture installation, hardware replacement, cleaning services, pressure washing, landscaping, and minor repairs.

All services are performed under the oversight of a licensed general contractor. Ready Co is fully insured. Specific licensing and insurance documentation is available upon request.

3. Quotes and estimates

Estimates are not binding contracts. When you submit a request through our website, you receive an itemized estimate based on the property details and scope you provided.

• Validity period: Estimates are valid for 14 days from the date issued. After 14 days, you may need to request an updated estimate.
• Accuracy: Pricing is based on the details you provide. If the actual measurements, quantities, or scope at the property differ meaningfully from what you provided, we may need to adjust the price to reflect those differences. We will communicate any changes before performing additional work.
• Approval: An estimate becomes a binding agreement when you approve it and pay the required deposit (see Section 4).

4. Payment terms

• Deposit: A 50% deposit is due upon approval of the estimate. Work will not be scheduled until the deposit is received.
• Final payment: The remaining 50% is due upon completion of the project and your written acceptance of the completed work.
• Payment methods: We accept the payment methods indicated on your invoice.
• Late payments: Balances not paid within 15 days of completion may be subject to a late fee of 1.5% per month or the maximum rate permitted by law, whichever is less.
• Refund of deposit: If you cancel before work begins, we will refund your deposit minus any pre-approved costs already incurred (such as ordered materials or scheduled subcontractor time).

5. Scheduling and timeline

Most projects are completed within two weeks from the start of work, though timelines vary based on scope, weather, material availability, and other factors outside our control. We will provide an expected start date and completion window upon approval of your estimate. We will notify you promptly if any change to the timeline is anticipated.

6. Changes to scope

Any changes to the approved scope of work (add-ons, removals, upgrades, or substitutions) require a written change order signed by both parties. Change orders may adjust the price and timeline of the project.

7. Property access and preparation

You are responsible for providing safe and reasonable access to the property during scheduled work hours, and for removing valuable, fragile, or personal items from the work area before we arrive. Ready Co is not responsible for damage to items left in the work area.

8. Warranty

Ready Co warrants that all work will be performed in a workmanlike manner consistent with industry standards. If any workmanship defect appears within 30 days of project completion, we will correct it at no additional cost, provided you notify us in writing within that period. Materials and finishes are covered by the manufacturer's warranty only.

This warranty does not cover damage caused by normal wear, misuse, neglect, alteration by others, or events outside our control.

9. Limitation of liability

To the maximum extent permitted by law, Ready Co's total liability for any claim arising out of or related to our services or these Terms is limited to the amount you paid us for the specific project giving rise to the claim. We are not liable for indirect, incidental, consequential, or punitive damages of any kind.

10. Website use

You may use our website only for lawful purposes and in accordance with these Terms. You agree not to:

• Use the website in any way that violates applicable law or regulation
• Attempt to gain unauthorized access to any portion of the website
• Submit false, misleading, or fraudulent information
• Copy, reproduce, or redistribute any content from the website without our written permission

11. Intellectual property

All content on the itsreadyco.com website, including the Ready Co name, logo, tagline, photography, copy, and design, is the property of Harrison Building Co LLC or its licensors and is protected by applicable intellectual property laws. You may not use our trademarks or copyrighted material without our prior written permission.

12. SMS communications program

Ready Co operates an SMS messaging program for customers who have affirmatively opted in through our website form at itsreadyco.com/quote. This section describes the program, eligibility, and limitations.

Description of the SMS program and messaging use cases

Under the Ready Co SMS program, we send two categories of messages, each requiring a separate opt-in:

• Transactional and informational messages: Communications related to your quote request, appointment scheduling, project status updates, materials or scheduling confirmations, completion notifications, and general customer service related to your make-ready project.
• Marketing and promotional messages: Optional occasional messages including special offers, re-engagement follow-ups on incomplete quote requests, seasonal promotions, and updates about new services.

You may opt in to one, both, or neither category through the consent checkboxes on our lead capture form. Consent to either category is never a condition of purchasing services or receiving a quote.

Age restriction

The Ready Co SMS program is available only to individuals who are 18 years of age or older and who reside in the United States. By opting in to receive SMS messages, you represent and warrant that you are at least 18 years old. If we learn that we have collected consent from an individual under 18, we will remove them from the program.

Message frequency and rates

Message frequency varies based on your project activity, appointment schedule, and marketing consent status. Message and data rates may apply based on your mobile carrier plan and phone service agreement. Ready Co is not responsible for charges imposed by your mobile carrier.

Opting out and help

You may opt out of SMS at any time by replying STOP to any message from Ready Co. Following a STOP request, you will receive a single confirmation message and will not receive further messages. You may resubscribe at any time by resubmitting our lead capture form. For assistance, reply HELP to any message, or contact us at hello@itsreadyco.com.

Carrier liability disclaimer

Mobile carriers, including but not limited to AT&T, T-Mobile, Verizon, US Cellular, and others, are not liable for delayed or undelivered messages. Ready Co does not guarantee message delivery, timing, or preservation of message content for any specific communication. Availability and delivery of SMS depend on the operational status of the carrier's network and the recipient's device.

Privacy

For details about how we collect, use, and protect SMS-related information, including our commitment that SMS consent is not shared with third parties (except SMS service providers), please see our Privacy Policy.

13. Governing law and disputes

These Terms are governed by the laws of the State of Texas, without regard to conflict-of-laws principles. Any disputes arising out of or related to these Terms or our services will be resolved exclusively in the state or federal courts located in Tarrant County, Texas. You and Ready Co each waive any right to a jury trial.

14. Force majeure

Neither party is liable for failure or delay in performance caused by circumstances outside its reasonable control, including but not limited to acts of God, weather, labor disputes, supply chain disruptions, government orders, or pandemics.

15. Severability

If any provision of these Terms is found unenforceable, the remaining provisions will remain in full force and effect.

16. Changes to these Terms

We may update these Terms from time to time. When we do, we will update the "Effective date" at the top and post the updated Terms on our website. Continued use of our website or services after changes take effect constitutes acceptance of the updated Terms.
